Extension Insurance

Extension insurance is essential from the moment you begin works. It is not just your new extension that needs covering. The existing structure being extended, usually your home, is exposed to risk too. If a wall collapses during opening works, standard buildings insurance will not cover you. Most home insurance providers exclude cover while a property is unoccupied, being renovated or extended, and even where some cover is offered it will not adequately protect you against the risks you actually face.

Protek extension insurance completely replaces the need for buildings insurance during the works. It covers the existing structure, all new works, materials, plant, tools and equipment, plus public liability and employers liability as standard.

WHY YOU NEED IT

It's not just the new works you need to think about

Extension projects expose you to risks that most homeowners don’t consider until something goes wrong. Your contractor’s public liability insurance will not adequately protect you – it covers their liability, not yours. And if you’re managing the project yourself, the responsibility for the site and everyone on it falls squarely on your shoulders.

Collapse During Opening Works

Creating a new opening in an existing wall is one of the most dangerous phases of any extension. If the structure collapses, standard home insurance won't cover it - Protek will.

Theft of Materials and Plant

Building materials, tools and hired-in plant are valuable targets. If they're stolen or damaged on site, extension insurance ensures you're not left out of pocket.

Injury and Liability Claims

Building sites are hazardous. Injury to contractors, neighbours or uninvited visitors can become your legal responsibility - and claims can be substantial.

COVER THAT FITS YOUR PROJECT

Cover that fits your extension project

Your project may take shape in a variety of different ways. Irrespective of your chosen build route, Protek has a solution for you.

Occupied Extension

Extending while living in your home? Protek can cover occupied properties throughout the works, protecting both the existing structure and the new extension.

Unoccupied Property

Property vacant during the works? Unoccupied properties carry higher risk - Protek covers these too, so you're protected regardless of occupancy status.

Contractor-Led Project

Using a main contractor to manage the works? Even with a contractor on site, you remain liable for the existing structure - Protek covers both.

Party Wall Agreements

Working within 3-6 metres of a boundary or party wall? Protek can include party wall contractual liability cover to protect you under the Party Wall Act 1996.

COMMON QUESTIONS

Frequently asked questions

Cover should be in place from the moment you start any works on the property – including enabling works, demolition or the creation of any new openings. It must remain in place until the project is fully completed and taken into use.

Yes. The Protek extension policy completely replaces the need for buildings insurance during the works. Your existing home insurance is unlikely to cover the risks associated with an active building project and some providers will withdraw cover entirely once works begin.

Almost certainly not. A contractor’s public liability insurance covers their own liability – it does not cover damage to the existing property. If the existing structure is damaged during the works, that liability typically rests with you as the homeowner.

Protek offers flexible cover periods from 3 months to 2 years. If your project runs over schedule, cover can be extended so you’re never left without protection. We recommend building in some contingency from the outset.

Yes, as an optional add-on. If your extension falls within 3-6 metres of a party or boundary wall, you may have obligations under the Party Wall Act 1996. Protek can include contractual liability cover for any damage caused to adjoining owners’ properties.

Yes, if you’re engaging any workers directly – even on a casual or informal basis. Employers’ liability is a legal requirement in this situation. It is automatically included as standard in the Protek extension insurance policy.

COMPLETE YOUR COVER

Don't forget - you'll also need a structural warranty

A structural warranty covers the property for 10 years against defects in design, workmanship, materials and components. Your lender will require one – mainly because it helps secure their lending risk on your project.

Protek provides both products, so you can arrange everything in one place. Our structural warranty has been designed specifically for self-build projects and is accepted by UK banks and building societies.
