Site insurance is essential when you are carrying out a self build, renovation, extension or conversion project. The policy provides cover for the new work and materials, liability and other risks faced during the project. You will normally take it out at the point of ‘Exchange contracts’ or immediately prior to works starting. Your cover then continues through the construction process until the project is completed and taken into use. Site insurance provides cover in two main ways:
Physical damage: Helps protect you against physical loss or damage to the works, materials, plant, caravans, tools and equipment used throughout the project. A fire loss, accidental damage, weather related loss, theft and vandalism all fall into this area of site insurance cover.
Liability: By covering your incurred liability in the event you inadvertently damage someone else’s property or cause injury to another person during the course of the build. The effects of damaging a neighbouring property are easily understood, but you may not realise that you have responsibility for Health & Safety on the site and an injured worker could sue you following an accident, however minor. This is why it is essential to cover your liability.

I’m using a builder or contractor, do I need Site Insurance?
If the following statements are true, then you may not require site insurance:
- One builder is doing the whole project from start to finish.
- The builder has a Contractors All Risks Insurance with a policy limit large enough to cover your construction costs.
- The policy is maintained during the build programme.
- You have validated a copy of the insurance policy.
- You have a written contract in place making the builder responsible for insuring your project.
However, if you are only using a builder to do the shell, or you are contracting in the trades directly or your builder walks off your site then you will need site insurance. It is usually far more effective to take control of the insurances on your self build project. That way your interest are covered more effectively and you will not be at the mercy of your builder if things start to go wrong.
Please Note: Most builders and contractors will say they are fully insured, but in reality only have Public Liability cover in place. Public Liability alone is of no use to you.
