Arranging a self-build site insurance policy

Arranging self-build site insurance for a new self-build project is incredibly important. It helps you protect your investment from the time you exchange contracts on the plot or building that’s being demolished. It then continues throughout the project to the point it is completed. Self-build site insurance cover should be structured according to your needs. Cover can be arranged for loss or damage to the works, materials, plant tools and equipment.  Liabilities you may incur throughout the building project can be included too.  If you are living on site, the policy can be optionally extended to cover the caravans, site hutting and the contents as well as personal possessions.

Why you should have self-build site insurance?

It’s not just serious losses like a fire or flood that you need to consider being protected against. Claims for theft of materials, plant tools and equipment can become quite expensive if not insured. A mini digger can cost £16,000 or more to replace but if you have hired it you may be liable for paying the continual hire charges until it has been replaced. Vandals gaining access to the part completed project could cause a huge amount of damage and destruction even if they don’t steal anything. Remoteness of a site can just add to the issue. You may have neighbours in close proximity and accidental damage to their property could become expensive. 

Building sites are hazardous places of work – injury sustained by contractors, friends or visitors to site – whether invited or not – could become your responsibility and claims for injury are usually very large and can result in a prosecution against you.

Legal expenses

You can optionally include legal expenses (professional fees insurance) when arranging your site insurance cover. It provides cover for contractual disputes with the contractors, trades and professionals involved with your project so that if things aren’t going to plan because you are in dispute you can gain legal help and assistance in seeking resolution. Structural warranty

Don’t forget you will also need to consider a structural warranty which covers the property for 10 years against defects in the design, workmanship, materials and components causing major damage or defective weatherproofing.
